What’s included in an ESHP set of drawings?

The following are included in each plan set. See Example.

 

COVER SHEET - / INDEX / SITE PLAN

The Cover sheet contains an index of the sheets that will follow in the ESHP design development set of plans. It will also include a gray scale elevation or rendering depicting the look of the front of the home, and overall roof plan.

WALL SECTION

The Wall Section sheet depicts one or more sections of the home’s exterior walls from the foundation to the roof, calling out all materials and construction specifics.

FOUNDATION PLAN

The Foundation Plan sheet shows the home’s foundation layout depicting plumbing, footers, support walls, columns, etc., calling out the necessary notes, dimensions and details.

FLOOR PLANS

The Floor Plan sheet(s), show a detailed layout of the floor plans with dimensions, notes, call outs and keys relating to sheets with sections and details needed by your builder for construction. These plans will include window and door sizes and locations, and will also show the location of bathroom fixtures.

EXTERIOR ELEVATIONS

The Exterior Elevation sheet(s) depict elevations for all sides of the home, showing dimensions and material notes and exterior detailing where needed.

ROOF PLAN

The Roof Plan sheet is a general layout of the home’s roof. It is meant as general information for the truss manufacturer.

CROSS SECTION & DETAILS

The Cross Section sheet depicts a section through the home revealing floor, ceiling and roof heights at a strategic location. Where necessary, interior details may be shown on this page also.

ELECTRICAL PLAN

The Electrical Plan sheet shows suggested wiring and location of fixtures (lighting, ceiling fans, etc.), switches and outlets. This plan does not contain diagrams detailing how all wiring should be run, or how circuits should be engineered. Your electrician should work out these details.

SECOND FLOOR FRAMING (where appropriate)

The Second Floor Framing sheet shows important locations of beams and load-bearing conditions, as well as the floor truss spacing and direction. The Second Floor Framing Plan is meant as general information for the truss manufacturer.

CEILING & SOFFIT (CHASE LAYOUT) PLAN

The reflected ceiling plan shows all ceiling heights, treatments, and details including necessary notes. This sheet also contains the location and size of the dropped soffits housing the forced-air chases. (Ducts in Conditioned Space - DCS) Energy Smart Home Plans is the only design company that offers this information for those seeking truly High-Performance Homes.

INTERIOR ELEVATIONS

The Interior Elevation sheet shows conceptual interior wall elevations for the Kitchen, Bathrooms, Utility Room as well as built-ins, fireplaces and other unique interior features as per design.

In what format are ESHPlans available?

Energy Smart Home Plans are available in 5-Set (bond paper), CAD and PDF file Formats.

Do you have an Exchange and/or Refund Policy?

Sorry, our plans are NON-REFUNDABLE. However, 5-set plans may be exchanged for another 5-set plan. PDF and CAD plan sales are FINAL.

Do you offer study sets?

Yes, (1) Study Set comes with “NOT FOR CONSTRUCTION” across each sheet of the 5-Set (bond paper), and sells for $600.00/one-story and $900.00 two-story, plus shipping. If you eventually purchase any of our plans, when you upgrade to either an 5-set, AutoCAD or PDF file, the entire amount paid for the Study Set will be credited toward your plan purchase. Additional shipping charges will apply.

I ordered a 5-set plan, but now I want to upgrade or exchange my plan for another?

ESHP offers a 60-Day Upgrade & Exchange Policy. We will be happy to upgrade your 5-Set order to CAD or PDF file format plus the difference in price, if any. We will also exchange your 5-set order for another 5-set, PDF or CAD plus the difference in price plus 25%.

What about an energy efficient home with no solar equipment?

Our Energy Smart Home Plans have been designed to be Net-Zero "Ready", but you may choose not to produce power to achieve a Net-Zero home. Our home designs have been successfully built as very efficient homes with no power producing equipment at all, and consistently perform at a very low HERS rating of 60.

Do you offer modification services to your plans?

Yes, for a fee of $50, Energy Smart Home Plans offers a Custom Plan Modification Service that begins with an initial phone consultation followed by a review of the changes supplied by you. We will reply with a quote to customize the plans to your liking. If you agree to the terms of the modification quote, the $50 will be credited to the customization fee.

Does ESHP supply plans for the solar array?

Since each home we sell will be built in areas and on lots with unique challenges and conditions, ESHP does not provide the plans solar array. If your goal is a Net-Zero Energy Home or a Near-Zero Energy Home, you must consult with:

-Your local and qualified solar provider.

-A Certified Energy Rater from RESENT (Residential Energy Services Network) http://www.resnet.us/default.htm.

-A qualified Building Science Consultant such as Ken Fonorrow, President of Florida Hero. http://www.floridahero.com/.

What about local Building Codes?

Energy Smart Home Plans have been created to meet or exceed national construction standards. However, as each state, county, and municipality is likely to have its own building codes, regulations, zone requirements and ordinances, plans may need to be modified to be in compliance with local requirements. It is also very likely that permits must be obtained prior to building. We urge our customers to consult with an engineer and local building official prior to applying for a building permit. Some localities, cities or counties (and states, namely Nevada) require that all house plans be reviewed and have official approval (seal) of a licensed, local architect in order to submit for permit. Please contact a local building official to help you determine what it is required in your local building area.

Are your plans copyrighted?

Yes. The following information applies to all R&R Planning and Design Energy Smart Home Plans and related artwork sold through this website, our publications, or authorized dealers’ websites and publications are protected under Federal copyright laws.

Federal copyright laws protect the designer of home plans, and their customers.

Please take the time to read the following guidelines.

1. Federal copyright laws prevent anyone from reproducing, modifying or using copyrighted plans and related artwork without the permission of the copyright owner (designer).

2. It is illegal to copy home plans and related artwork or to make “a certain amount of changes”, to a copyrighted home plan and related artwork. The right to modify home plans and related artwork is the exclusive right of copyright owner, (designer).

Constructed homes are also protected by Federal copyright, and must not be redrawn without written consent of the original designer.

3. The purchase of a multiple home plan set package (5-Set) or Reproducible home plans in a CAD or PDF format is for the construction of a single home, only.

4. Blueprints or printed plan sets may not be reproduced without written permission of the copyright owner. Printers, copy shops and blueprint companies are prohibited from making copies of home plans. Please contact us if additional plan sets or individual sheets are needed for estimating or for construction.

5. Home plans and related artwork cannot be modified or redrawn without first obtaining permission from the copyright owner. With your purchase of Reproducible home plans, (CAD and PDF files) you are licensed to make changes to the plans. Blueprints or printed plans do not come with a license to change or redraw any part of the plans.

6. Legal and licensed modifications to a copyrighted design, does not free the purchaser from the designer’s copyright. The sale or reuse of the modified design is prohibited. Additionally, any modification to plans relieves the original designer from liability and voids all warranties expressed or implied.

7. All participating parties found to be profiting from a copyright infringement, may be liable under Federal copyright laws, including: other home designers, interior designers, architects, engineers, drafters, homeowners, builders, general contractors, sub-contractors, copy shops, printers, blue printers, developers, and real estate agencies.

8. Parties found responsible for copyright infringement may be liable to pay actual damages caused by the infringement plus any profits made by the infringer(s). Profits may include all commissions paid from the sale of any home built from an infringing design. The copyright law also allows for the recovery of statutory damages, which may be as high as $150,000 for each infringement. Finally, the infringer may be required to pay legal fees, which can often exceed the damages.

Simply put, copyright infringement penalties can be severe, and are meant to protect the Intellectual Property rights of the original home plan designer and their valued customers.
